Landlord once again

About 6 months after purchase, the condo unit was renovated, partially furnished (the idea, as presented by my sister, was that some tenants may already have their own furniture) and ready to be rented out. So, I contacted the agent to commence looking for tenant. Less than 2 weeks later, I happened to be in Butterworth to meet the agent who brought a family of three to view the unit.

It was quite clear that it was the wife who wanted to move out from their then current rented place:

  • Husband told me that his wife wanted to move to a condo.
  • He asked both his wife and daughter whether they liked the unit or not.

The viewing went well. The mother/wife was impressed with both the photos of the unit and the unit itself. In fact, among the preliminary questions that the agent asked (I suspect it was part of a standard form of enquiry), "What are your requirements for the unit?" Their response was "LIKE THE PICTURE". Both mother and daughter liked the place. There was no indication from the husband but like I said, he appeared to be deferring to his wife and probably daughter too.

One main draw for them is that I am willing to fully furnish the unit. They had viewed a unit with cheaper rent but it was unfurnished. This might explain why they agree with the quoted rent despite initially (in that form of enquiry) asking for lower rent.  So, I'll be adding a fridge, washing machine, bed (mattress and frame), cupboard, sofa, tv and tv cabinet.

After they left, I discussed with agent a few things, incuding tenancy management (10% of rent as fee). I also went to management office to ask about a registration of tenant.

I was expecting them to take at least a night to think it over and so I was surprised to hear from the agent that they had already paid the booking fee. The agent then started gathering necessary document/information to prepare the necessary documents.

I hope both agent and tenant are good 🤞
